A guardian occupies an otherwise empty property to look after the building for the owner. A guardian is given a licence to live in the property by Ambika Security.
A licence is a legal agreement to occupy a space within a property. The guardian pays a monthlylicence fee for non-exclusive access to space within the building, and shared facilities such as bathrooms, kitchens, and communal areas. Ambika Security will give you 28-days’ notice when you have to vacate the property. A licence is not a tenancy agreement.
A guardian must be at least 21 years old, in employment, provide proof of address and photo ID. You will need to provide 3 months bank statements, a work reference and be willing to supply a DBS check (criminal records check in the UK). You must show evidence that you have UK residency or the right to remain in the UK. Once you have submitted your application to Ambika Security along with supporting documents you will be issued with a licence.
The monthly licence fee varies at different properties but expect to pay between £250 and £800 per month. You will need to pay one months’ deposit and one months’ licence fee before moving into the property.
Ambika Security will invite you to a pre-arranged viewing. As you are likely to be one of many people viewing the property please arrive on time and bring your ID documents, bank statements with you.This will enable us to process your application and provide you with a licence to occupy the building.
A guardian is responsible for taking care of the property, ensuring its clean and tidy, and reporting any issues, incidents, or maintenance problems to Ambika Security without delay. Our guardians are part of a team to look after the shared space that they occupy. You are not expected to act as a security guard. However, you must be responsible, follow our rules and regulations if you, or the property is at risk. All guardians will be provided with a handbook before occupying any property.
Ambika Security property is generally available for at least six months (unless otherwise stated). You will receive a minimum 28-days’ notice to leave the property. You may be asked by management to change the room you are occupying at some time during your stay.
Ambika Security protects a huge range of property from houses, country mansions, hotels, offices, care homes, hostels. Becoming a guardian gives you the chance to live in some exciting properties and locations. The property may be furnished with basic items. However, you are welcome to bring your own furniture and personal belongings.
The property will have electricity, and hot water in bathroom and kitchens. Heating may be working but otherwise guardians must supply their own oil filled electric radiators.
Not all properties have WIFI, and you will be advised before signing any licence agreement. Many of our guardians use mobile 5G/4G broadband
The other guardians living at the property will be people who are similar to yourself, who wants the benefit of living in great locations at a lower cost than market rent. We encourage all our guardians to mix and socialise and it’s a great opportunity to make new friends and connections.
The information provided by you on your application form will be stored either as paper records or a computer system in accordance with the EU General Data Protection Regulations (GDPR) and will be processed solely in connection with your application to become a Property Guardian with Ambika Security. If you decide to withdraw your application Ambika Security will ensure that your information is removed from our computer systems and any paper records destroyed.
