ARCHWAY
CAMPUS

A High-Risk UCL Campus

  • Vacated by University

  • 3.5 acres

  • Targeted by squatters

  • Listed on rave websites

The property was owned by University College London. Earmarked for sale, the property was being targeted by squatters with various websites highlighting its imminent closure.

Ambika Security installed caretakers to protect the campus whilst staff were packing up and leaving, ensuring that the property was never vacant. 

Working closely with UCL’s relocation plan, Ambika provided a small team of caretakers ready to occupy buildings as they became vacant. 

We put together a robust Fire Risk Assessment allowing our team to occupy the buildings whilst ensuring high level fire protection.

Several attempted thefts and break-ins were foiled and details provided to the local Police.

Case #2

THE OLD
ROSE PUB

A Squatted Public House

  • Squatter-occupied for 4 months

  • Twenty-five trespassers

  • Heavy vandalism

  • Regular raves & parties

  • Crime hot-spot

The property was owned by a housing association with the site preparing for planned demolition and new-build flat development. 

Steel doors and shuttering proved to be ineffective and were used to create secure areas for drug dealing within the property. Graffiti and fly-tipping became commonplace.

From eviction of the squatters, to replacing locks & doors, removal of refuse, and installation of a full security team Ambika was there.

We saved the client money & most importantly we prevented any delays to construction.

Case #3

PUBLIC SECTOR PROPERTY

60,000 sq. ft. Gift from a Competitor

  • Formerly with another Company

  • Squatted while "secure"

  • Copper stripped and sold

  • Multiple foiled attempts to retake

  • Booby-trapped by squatters

The property was "secured" by another company. On their watch, squatters broke in and set up camp (and booby-traps). 

Water & electric were turned off and the trespassers had begun to strip the copper & lead, damaging the roof & plumbing.

Ambika helped with the eviction and quickly secured the property with guards and K9 unit. Several invasion attempts to retake the property were prevented.

We installed a team of Fire-marshal Guardians & 3 SIA Security officers living on-site full time to replace the K9 Security Squad as the site returned to a well-managed & repaired state.

Today the property is safe, well-managed and a stark contrast to when we entered.
